Able Eye meets Eagle Eye for Home Inspection
Charlie provided a very thorough and detailed home inspection for me as a home buyer. I was really impressed with what he was able to find. I had walked through the home twice and did not catch most of the items Charlie noted in his inspection. As this was my first home purchase, Charlie was more than patient answering all my ignorant questions and going over every finding in his inspection. His knowledge of codes and standards was sharp, and his inspection report was top-notch. The value to Charlie's service is incredible. I would have certainly paid more had his rates been higher. I walked away feeling very secure with the home purchase.

Exceeded our expectations
My wife & I used Able Eye Inspections for phase & final inspections of our newly constructed home. We found the owner Charlie to be professional, knowledgeable & personal. His reports were meticulous and found issues that the city inspector missed. Charlie's reports, which included pictures, were emailed when promised. He also answered our questions in detail & in a timely manner. We were very happy with Charlie's services & plan to use him for our 12 month warranty inspection.

Outstanding Home Inspection
My wife and I are considering finalizing the purchase of a new home, and despite the builder's advice that it shouldn't be necessary to have a 3rd party inspection of the home, we went ahead and engaged the services of Abel Eye Inspections, and we are very glad we did. Charlie Ragsdale from Able Eye performed a very thorough inspection of the major Systems in the home - Structural, Electrical, Heating, Plumbing and Appliances. He noted several deficiencies which were unknown to us, especially with the roof. Not all inspectors actually walk the roof, but Charlie did and took several photographs which clearly illustrated faults in roof sealing and flashing and additional flaws which would have allowed water to penetrate into the home. In addition, he thoroughly documented deficiencies in drainage, sealing of windows, door functioning, excessive radiation from the microwave oven, missing fire-rated caulking in the fireplace, and the need for window-opening limiting devices on the second floor for child safety. He also performed a thermal scan which found a leak in the Air Conditioning system. We presented our builder with Charlie's list, and will not close on the home until these issues have been remedied. In summary, Charlie is a very knowledgeable home inspector who knows where to look and who takes his time in doing a very careful job identifying and documenting deficiencies that potential buyer's should know about, in order to make an informed decision on whether to buy or close on a home, and we highly recommend his services to you. Charlie Ragsdale did an outstanding job inspecting our (hopefully) soon to be new home! At the time I had no idea who or what to ask or expect for a home inspection, I received a quote from him almost immediately on Thumbtack. I was blown away not only by his work but by the invaluable information he gave me while going through the home explaining major immediate needs for replacements and/or repairs, along with current and future upkeep, maintenance, repair work that he recommended. All of which he put into his detailed report • He was on time! •He was extremely thorough and detailed in his work and explanations. •He provided Thermal imaging inspection (included for free). • Sprinkler System Inspection (Optional service for a very reasonable cost). • Explained locations and "how to" on things like proper operation of gas fire place, location of main water shut off valve, what I needed for safe use of electrical outlets in garage and throughout the house, what could be happening behind the walls based on the thermal scans, etc. •Provided Pest Inspection service referral. However, he went above and beyond his service by scheduling them to come out (after the service I scheduled did not show up) that same day and complete the job making sure I had the all reports in hand next day before noon. •Report was detailed with picture and information explains fixes including pictures of how it should or should not look. •Pricing was very reasonable! It's like...WOW!
Charlie performed a one-year warranty inspection on our new home, and the experience was fantastic. For my wife and I, this is the first new home that we purchased, and really just wanted the peace of mind that comes with a thorough inspection. I selected Charlie amongst a number of very qualified inspectors, even though he had the highest service fee (though only marginally so) of the group. And I do not regret it for a second! I could could elaborate on how professional he was, how he walked me through explaining his process, and how he took the time to answer questions and explain things on a level that made sense; all of which were true of my experience with Charlie. But I am not going to focus on those things. He is thorough, knowledgeable, accurate, and his final report reflected his excellence. The thing that makes Charlie special is that he is one of those rare breeds where doing things "right" is tied into who he is, with his personal integrity. I cannot verify this, but I'm guessing that he has higher expenses than his competitors, simply because he won't cut corners. That type of professional is priceless in today's world and I would not only recommend him, but I will advocate for him by looking for opportunities to send clients to him. My only regret is that I did not take the entire day off from work so I could follow him around. What I learned in the hour I spent with him was likr having a private home lesson. And far from being in his way, he seem to encourage that behavior and even seemed a little disappointed that I couldn't stay the day as well. My wife and I did not expect for the inspection to "pay for itself," as it was really an inspection to ensure nothing major was wrong before the warranty expired. However I'm already at about break even based on the suggestions that Charlie provided. WOW!

My parent bought a home, sight unseen, and I had to show up for the inspection. The inspector, can't remember his name, was very professional, and acted as if he were the one buying the house. He explained his concerns, and related his opinion on the importance of any fault. I was very comfortable with his trustability.

Charlie is knowledgeable of the latest standards and code as well as how these standards have changed over the years depending on how old your home is. Charlie uses the latest technology to create a comprehensive analysis of the property. Lastly, Charlie is super patient and willing to go over all the dumb and redundant questions I had. He educated me on many things about home buying as it was my first purchase. Although a stranger prior to the job, I felt like Charlie was a friend after the time he spent with me, and I was able to rest easy on the report of his findings.

The company name tell you what to expect. I was BLOWN away by Mr. Ragsdale's knowledge and professional performance. The presentation and professional attention to detail was far far beyond what I hoped for. If you are going to purchase a home you need Able Eye in your corner. Infer-red technology (he can see through walls people!) and a very pleasant and professional attitude helped me with the typical worries. His knowledge and skill set will not doubt set him apart from any one else in the industry. Expect good things... he DELIVERS!

Stellar experience. I was referred by my realtor and so glad i took the advice. Charlie picked up on my first call- wich is always a relief- and when i didnt get him on first try he returned my call within an hour! At my first impression he was kind, easy to talk to, and seemed very informed. Charlie fit us in quickly without batting an eye- he understands the urgency of the home buying process. After receiving our report we were astonished! I have never seen such attentive work. He has a a meticulous eye for detail and really helped open our eyes on the portential property. We opted out for a slightly more in depth inspection so he quoted us a timeframe SLIGHTLY longer then others we shopped around for- but home inspection is not something you want to take lightly. He also made it clear if time was a factor he could provide a less extensive inspection. (But still his less in depth inspection is more thorough then comparables)I did a ton of callig around and asking what exactly each companies' inspections had included for the price. Charlie was the clear choice from the very first time he answered his phone. He will answer any and all questions you have thorough out the process and will be there for you to follow up afterwards.

Able Eye's website is also sharp looking and easy to navigate wich helps when you're drowning in your to-dos. As far as payment he invoiced me directly to my email- which we loved. Overally charlie made a stressful situation a lot easier on my family.

I recommend Charlie without reservation for anyone looking to buy a house in Austin. During our inter-state move, we bought a house that my husband and I saw only twice before getting the keys. Charlie provided the crucial insights we needed in order to make that transition smoothly. He spend close to 6 hours on property and still got us the final report that evening. Not only did he point out areas of concern, but he also noted valuable information in the report unrelated to any actual issues, like where the gas cutoff for the stove was located. He spent over an hour on the phone with us to walk through each point and offered his professional opinion on what was the most pressing, what was out of the ordinary for houses in that area, and what could wait a little while.

Very thorough and provided report quickly!

Charlie inspected our house before 1 year warranty was getting over. He took nearly 4 hours and inspected every corner of house thoroughly. He provided detailed report with pictures and easy to understand explanation. While doing inspection he gave us lots of tips and tricks about home maintenance. His report was accepted by our builders without a fuss and they have carried out repairs accordingly. I would highly recommend him for homes inspection needs. Thanks Charlie.

Charlie was very professional and helpful. My builder tried to talk me out of getting a third party inspector, thankfully I didn't listen and called Able Eye. Charlie found a good amount of mostly small issues that I would have never known about. It was a top to bottom inspection for a very reasonable price. He even found that the builder missed a giant space of insulation in the master bedroom. After further investigation the builder stated he was absolutely right. I highly recommend Charlie.

Charlie was very responsive and available to work on our pre-drywall inspection in Leander. While we are confident in our builder we understand the importance of extra sets of eyes. We are glad that we did as Charlie was able to locate a number of items that should be addressed prior to drywall or some later in the process.

The key to success was our meeting with our builder where they showed us where they had implemented several of Charlie's suggestions. They complimented him in many ways with how thorough he was.

I hired Charlie to do a home inspection, before I purchased the new home. Charlie is extremely thorough and meticulous about checking every single thing. He left no stone unturned. He looked at Electrical, Foundation, the roof, AC system, plumbing, gas line, sprinkler system, insulation with heat sensor, etc. He inspected every single power outlet. He is never rushed; takes sufficient time necessary; but his fees are very reasonable.

And at the end, he also provides a very detailed report of his inspection. Charlie is very knowledgeable about building code and regulations; and also offered me very good advice on maintenance.

We used Charlie for our home inspection and he was worth every penny. He was very knowledgeable about the whole process and had our best interest in mind. He didn't rush through our home, he took the time to check everything very thoroughly. Charlie treated our home as if he was inspecting a house of his own. Not only was he professional, taking all the COVID-19 precautions, he knew a tremendous amount about all areas of the house from the roof to the irrigation. He showed up on time, when he was scheduled and was/is very responsive to any questions that we have. Charlie checked every window and every outlet and even got on our roof to inspect that too. Which isn't required by inspectors, exceeding what normal inspection companies do in many areas of the home and on his inspection report. Charlie doesn't do the bare minimum, he goes above and beyond. Charlie leaves notes throughout his report (which is given back to you VERY quickly) to help you as a homeowner. He wants the best for his customers and that is reflected throughout the whole process with him. Again, he does so much more than what is required, you won't get that with other companies. I did my research and called several companies who wanted close to what he charges for just the bare minimum. He answered all of my questions being a first time home buyer, and told me things to look out for. I HIGHLY recommend Charlie and I will be using him again at the 11 month mark on my house.
